Our ultimate mission and passion is presenting each property to a show home finish.

We work with home owners who are struggling to sell a vacant home or just need a little advice and inspiration to present their furnished home in its best possible light prior to marketing.

We also work closely with many Landlords and property developers who have made a decision to either sell their former rental property or market a newly renovated unit and want to achieve the maximum return on their investment.

We stage the entire property, providing all furniture items, such as beds, sofas, dining tables and chairs, coffee tables, rugs and much much more.

We then dress the entire home, with professionally made beds and styling living areas with our carefully selected accessories and colour combinations to appeal to your target buyers.

Visualising space

An astonishing 90% of buyers struggle to visualise the space in an empty property, many rooms will often feel much smaller without furniture in place resulting in potential buyers instantly dismissing the property.

Staged homes, on average spend half the time on the market compared to a none staged home. Why?

Because the 90% of buyers that would otherwise dismiss your property are suddenly presented with a lifestyle and an instant feeling of 'home'!

Cost of Staging

The cost of staging is usually less than your first suggested price reduction due to lack of interest.

Our aim is to avoid you even having to consider reducing the price of your property.

Staging attracts more buyers resulting in a much faster sale.

Return on Investment

The investment in staging is between 1% - 3% of the property value however, the return on your staging investment is between 8% - 10%.

Contact us to book a consultation, if you have any floorplans, videos or photographs these are always really helpful so we're able to see the layout of the property. If you're not local, its not a problem, we're happy to liaise with your builder or Agent to arrange a site visit.

We will email you a full quotation with a list of all items to be installed into each room. Once you're happy, we will send over our contract for signing and also our invoice.

At this point we can confirm an installation date.

On the agreed installation date, you can relax and leave everything to us. We will collect keys, do all the heavy lifting, place all furniture items into each room and then style the entire home ready to be marketed for sale.

How much does it cost?

Each property is different, for example you may have multiple reception rooms or an unconventional layout that requires a little more furniture. However, as a general guide our pricing is as follows based on a 8 week rental period:

Studio / 1 bed property

£1,800

2 bed property (with 1 reception room)

£2,000

3 bed property (with 1 reception room)

£2,500

Large 4 bed property

£3,600

5+ bed property

Show Home Staging for Developers

With an initial installation fee, furniture can then be leased on a monthly basis for a period that suits you.

Not all properties require a full stage!

We also offer partial staging and a consultancy service for those clients that just need a little help with property presentation.
